The downsizing wave
The English Housing Survey 2024–25 shows that 62% of outright owner households have a reference person aged 65 or over. Saga's 2024 research found that nearly one in five over-50 owner-occupiers had already downsized — and the trend is accelerating.
UK homeowners aged 60+ hold nearly £2.95 trillion in property wealth (Savills analysis), much of it mortgage-free. These homeowners are asset rich but often cash poor — sitting on valuable property and decades of accumulated contents, with no single platform built to help them move.
Care funding & later-life moves
When an older homeowner moves into residential care, families face a triple pressure: release cash from the property, clear decades of contents, and make decisions under emotional strain.
